- When a booking has been confirmed following receipt of a deposit it is the hirer’s responsibility to ensure that the balance is paid at least 40 days prior to the holiday start date, failing which deposits will be forfeited and the holiday offered for re-sale. The hirer will remain liable for the balance of the holiday if a re-sale is not effected. While every effort will be made by us to re-sell cancelled holidays, we strongly recommend cancellation insurance be taken out to cover this liability.
- Whilst we will repay balance payments if we resell a cancelled holiday we reserve the right to not refund all or part of the deposit even if we resell the holiday; this is to cover the cost of marketing or offer last minute discounts to resell the cancelled holiday
- Assuming there is no damage AND your property is left clean and tidy your damage deposit will be refunded within 1 week of the end of your holiday via bank transfer, you will receive an email the day after you have left asking for your bank details for us to transfer your money back.
- The hirer is responsible for the cottage and is expected to leave it clean and tidy at the end of the holiday. Cleaning equipment and materials are provided.
- Your self catering holiday cottage will be ready for you at 3 pm. Please do not arrive early unless by prior arrangement. Departure time is 10 am.
- Please report any breakages so we can replace in time for our next guests. Furniture, fittings and effects in or on the holiday accommodation must be left in the same state of repair and condition as at the commencement of the holiday.
- Four of our cottages are dog friendly , there is an additional cost of £30 per week per Dog or £50 for Two,Max two medium sized dogs per cottage. Your dog must remain on a lead whilst at our holiday cottages.
- Whilst all bookings are accepted in good faith by the owners, in the extremely unlikely event of any occurrence making it necessary to cancel the booking liability shall be limited to the immediate return of any money paid.
- Only the number of persons stated in the website are allowed per cottage unless by prior arrangement. The hirer’s rights to occupy the cottage may be forfeited without compensation if more people take up occupation, overnight guests are entertained without permission, or any activity is undertaken which may cause unreasonable damage, noise or disturbance.
- Travel insurance and any other insurance are the responsibility of the hirer. The use of all amenities is entirely at the hirer’s risk and no responsibility can be accepted for injury or loss or damage to the hirer’s belongings or damage to any car or its contents.
- Bed linen is provided (except cot linen) plus 2 tea towels and a handtowel(s) for the bathroom(s). Towels can be provided by prior arrangement at a charge of £5 per set of 1 bath towel and 1 bath sheet per week.

- The swimming pool is open From February Half Term to the end of Oct Half Term and during the Christmas / New Year holidays. Opening hours within these dates are daily, from 9am-8pm.
